At Thor Studios, we integrate Computer-Aided Design (CAD), Building Information Modeling (BIM), and traditional hand sketches to bring your architectural vision to life, from initial concept through to detailed construction drawings.
Our advanced, web-based viewing portal enables clients to explore their projects remotely, whether on a computer or mobile device. With interactive 3D walkthroughs and flyovers, you can immerse yourself in evolving design concepts as they are developed.
By utilizing BIM, we provide a highly accurate and fully visualized representation of your project. This enhances critical decision-making, improves design coordination, and ensures clarity throughout every phase of development, from inception to construction completion.
The Architectural Process
Designing a home is an exciting journey, and it works best when everyone is on the same page. At Thor Studios, we believe that great residential architecture comes from clear communication, creative thinking, and strong collaboration.
Bringing a home to life involves many people and trades all working together toward a shared goal. To keep everything running smoothly, we follow a well-organized, design process. Each step helps set clear expectations, keeps everyone aligned, and guides your project from the first idea to the final build.
1. Pre-Design (Programming)
Every great home begins with understanding.
In this initial phase, we work closely with you to establish your goals, budget, lifestyle needs, and site conditions. We evaluate the property, including any existing structures, zoning regulations, building codes, and environmental factors. This foundational research shapes the direction of your future home or addition.
We also explore early design ideas through sketches, diagrams, and discussions, setting the stage for the creative process ahead.
2. Schematic Design (SD)
Translating ideas into space.
Here, we begin shaping your vision into a tangible concept. Through site plans, floor plans, elevations, and 3D models, we present various layout and form options that reflect your needs and preferences, while addressing how it fits the site.
Regular meetings ensure your feedback is incorporated at every step. It’s a collaborative, iterative phase where we refine and clarify the design. Making changes early on helps avoid delays and costly revisions down the line.
3. Design Development (DD)
From concept to concrete.
Once the overall direction is approved, we develop the design in more detail. This includes finalizing spatial layouts, refining building forms and details, and coordinating with structural and engineering consultants.
If applicable, we also present proposed materials, fixtures, and finishes for your input. The goal is to strike the right balance between design aspirations, functionality, and budget. By the end of this phase, the home’s structure, exterior, and interior character are largely defined.
4. Construction Documents (CD)
Turning design into instructions.
In this phase, we produce detailed technical drawings and specifications that contractors will use to build your home. These documents include precise dimensions, construction details, materials, and systems coordination where needed.
In this final drawing phase we will prepare the Construction Documents set that will be used for bidding (when applicable), permitting, and on-site construction.
This phase requires careful coordination to ensure accuracy and clarity, as well as collaboration with engineers and consultants.
5. Bidding & Negotiation
Finding the right builder for your home.
If your project is going out to bid, we assist in identifying qualified contractors and sharing the construction documents with them. Whether you're evaluating pre-selected builders or running a competitive bid, we help you assess proposals, compare costs, and make an informed decision.
We ensure that the selected builder understands the design intent and project expectations, so that construction starts off on solid footing.
6. Construction Administration (CA)
Bringing the design to life.
During construction, we remain actively involved to ensure the structure is built according to plan. Conducting regular site visits, we respond to contractor questions, review submittals, and address any unforeseen issues.
Our continued presence helps maintain design integrity, reduce costly errors, and keep the project moving smoothly; right up to the final walkthrough and handover.
